The ‘Kings’ luxury home is in one of Australia’s most desirable suburbs, offering 180-degree views of the Sydney Harbor. And now, following the work of Denote, it features plenty of integrated technology technology, plus an incredibly high-tech sound system fit for a king.
The home includes an extensive Lutron lighting system, Nice shading solution, Elk alarm system with perimeter and internal coverage, 2N access control, HVAC control integrating 12 zones of air conditioning, and another 19 zones of underfloor heating, all of which are controlled via the Savant smart home platform.
Full temperature feedback, scheduling and control also features into the final design, as well as a swimming pool with DMX color control of the lighting and full control of the swim jets. For advanced surveillance, 13 deep-learning Axis cameras monitor the roughly 7,000-square-foot home and property.
The AV system at Kings is tailored in every area — there are 11 zones of stereo audio, four video zones with tiling, and high-performance audio brands including Meridian Audio, Focal, MartinLogan, Linn, Ascendo, and Ambisonic were deployed by Denote. Each room also had to be meticulously calibrated to ensure every note resonated perfectly.
Savant AV-over-IP systems distribute the system via fiber-optic cable. The entire tech scheme is remotely managed with full network monitoring and remote power management. Each piece of equipment has a QR code that links to an online schedule of warranty information, manuals and service history.
Lightapalooza took place in late February, and the growth of the event has mirrored the rapid ascension lighting fixtures and controls.
Unique challenges did arise when the client, used to large floor-standing speakers, needed to reconcile with the use of alternative options. For the living room, the team opted for Meridian’s compact DSP750 in-wall speakers.
The terrace, meanwhile, required creativity as overhead speakers weren’t feasible, and mounted options wouldn’t meet aesthetic requirements. Denote designed a sub/satellite system from Ambisonic, integrating dual subwoofers into planters around the Kings residence. In the gym, the team crafted a beautiful timber frame to house surface-mounted Meridian speakers, ensuring they complemented the space.
The home also features a brilliant private theater space using a complex 11.8.8 configuration. By using the new USB input on the Meridian DSP8000XE speakers, Denote is able to provide high-quality audio through the Aurender N200 Network Transport. These speakers offer over 28kW of output and come paired with high-output projection from Christie all wrapped up in a bespoke Officina Acustica interior design.
“The biggest challenge we had on this project was the fact the house was designed and the majority of the structure was built before our engagement on the project. This limited our ability to alter any spaces to our requirements,” notes Denote’s Jono Dorset.
“A good example of that would be the lack of any equipment room. We had to negotiate a space in the home to incorporate the extensive electronics required for the client’s wish list.”
He adds that getting into the project earlier would have facilitated proper theater design and any structural or aesthetic changes necessary to achieve the desired performance quality.
“It would have been ideal if we could have altered the space to our requirements for this. The room had large windows which we would need to work around as well as its location underneath the principal bedroom which would create noise isolation challenges,” Dorset states.
“We designed around these and came up with creative solutions such as the isolation ceiling in the cinema which uses little space but creates a fantastic barrier between the cinema and bedroom.”
