Having originally bought two adjoining lots for their dreams, the client of this New Jersey estate build–titled AirFlax–called in frayednot to assist with the technology integration across the property. This included not only onboarding the Main House, but also setting up the infrastructure for the secondary home for his parents, which, while currently separated from the Main House, is now open for integration opportunities at a later point.
In total, the project occurred over the course of roughly three years, with the Main House being completed in June 2022 and the Poolhouse/Pool area being fully completed in June 2023 with a 250-foot long and 5-foot deep trench connecting it back to the Main House’s writing. Frayednot had originally begun work on the project in November 2020.
“Timing for this project was only possible since it is in our neck of the woods which allowed us to be on-site as it evolved,” noted Constantinos Sandoukas, Founder and Lead Technician at frayednot.

The Main Home itself covers roughly 7200 square feet and features 18 zones of audio with distributed lighting control, extensive Wi-Fi coverage both indoors and outdoors, and over 36 security cameras that watch over the New Jersey estate. The Main House also features Frame TVs equipped with AppleTV that allows residents to directly always view camera feeds from the TVs.
For poolside entertainment, the Poolhouse Pergola was also wired and setup for an outdoor 150” screen to drop from the backside of the Pergola girder–keeping it hidden when retracted–with a short throw rear firing projector inside the Poolhouse connected to an audio back-feed line to the Main House for audio extraction. The entire system is then distributed to the 16 nearby satellite speakers, as well as the three subs surrounding the Pool area. There is also a frame TV in the Poolhouse also for regular use.
Lightapalooza took place in late February, and the growth of the event has mirrored the rapid ascension lighting fixtures and controls.
According to Sandoukas, he and his team also kept it so that, despite the expansive property, the operation of these systems across the New Jersey estate would be simple to use. Frayednot even set up the client with full remote access to power and network management capability setup for frayednot’s yearly remote service contract.

“We put [that] in place for all of our “Whole Home” projects, which customers love,” he said. “Peace of mind! Keeping the home remotely maintained we’ve found is one of the biggest benefits for both the homeowner and integrator since we implemented this in in 2015 with our networks and having evolved into full home remote access.”
The homeowner wanted to keep all the technology relatively covert, however, which was a requested frayednot was more than capable of handling. The larger challenge came in the sheer size of the New Jersey estate, which led to plenty of creative answers to keep coverage and performance consistent throughout the property.
“From the Main house to the Pool house we have a couple hundred feet of distance so we had to be extremely mindful of voltage drops, PoE limitations, audio lag from the Main house outdoor Patio areas to Pool and vice versa,” said Sandoukas.
“Same hurdles applied for the front gate/driveway camera distances. Installing uplinks at mid points(inside the Garage Distribution areas) for distance compensation were critical.”

“We were paid on an ‘as it evolved’ basis,” he continued. “This allowed us to refine every room as it changed. Much detail, much time and lots of on site person to person was required. The end result here is an amazing multi-lot estate that extends itself from one side of the block around to the other!”
